How can I get conveyance deed of my plot registered.
  • Plot holders desirous of executing Conveyance deed in their favour can approach the Company with a request letter.
  • Plot holder will  have to clear all the dues in respect of the plot
  • After receipt of the above payment Company will provide necessary draft to be typed on stamp papers along with copy of site plan. These documents will be submitted to Sub registrar Office at Sector -12, Faridabad by the plot holder. Stamp paper can be obtained from Treasury Office after Depositing money through state bank of India, Neelam Chowk Faridabad.
  • On a fixed date Company authorised signatory will visit The Sub registrar Office at sector-12 Faridabad to sign conveyance deed. All misc. expenses including Advocate fees etc. will be paid by the plot holder.
  • After registration, plot holders can approach the Company’s Head office for possession/ demarcation of plot. For issuance of possession letter, the plot owners will pay stacking charges with applicable service tax with the Company’s Head Office.

How to substitute the plot

Formalities to be completed by allotees for transfer/sale of plots .

In normal case

  • Submission of duly filled Substitution/Transfer form. The form can be obtained from Head Office and Site Office on payment of Rs. 1000/- .
  • Personal presence of seller/allottee and buyer/nominee is required at the time of transfer/substitution.
  • Presence of one witness with ID proof.
  • Proof of Identity, signature and address with 2 passport size photograph.
  • All original receipts of payment made to the Company for cancellation and issuance of adjustment receipt in favour of buyer.
  • Transfer charges as applicable at the time of transfer along  with service tax through Demand Drafts alongwith other dues, if any.  For applicable transfer charges, please refer to fees and charges section.
  • Adjustment receipt will be issued in favour of new allottee after the approval of the competent authority.
  • . The documents as mentioned above should be attested by Notary Public.
  • Submission of Indemnity Bond by the Allottee as well as Nominee duly attested by Notary Public on stamp paper of Rs.100/-
  • Approval of substitution will be done within 15 days of submission of all documents in normal circumstances.

In case of death of the allottee:

  • Copy of registered Will/court order if any.
  • Affidavit from the claimant declaring that Will is valid and there is no other Will/court order and the claimant will be responsible for any loss, damage or risk etc.
  • Application form duly filled and signed.
  • In the absence of registered Will/Court Order, the plot can be substituted in the name of the nominee as per records of the company.
  • All original receipts of payments made to the company for cancellation and issuance of adjustment receipts in favour of claimant/legal heirs.
  • Passport size photograph of claimant.
  • Certified copy of death certificate.
  • Transfer charges  to be paid as  applicable at the time of  transfer  along with service tax
  • Personal data form duly signed by the claimant.
  • Affidavit from claimant/Sureties and Indemnity Bond.

How to obtain possession of the plot
  • After getting the plot registered by executing Conveyance deed in their favour, the owners can approach the Company’s Head Office for taking over possession of the plot.v
  • Plot owners will  have to clear all the dues in respect of the plot.
  • The owners have to submit the prescribed applicable form, available at the office of the company, affixing a photograph of the owner(s), duly signed at the office of the company along with a demand draft of Rs.50,000/- (+12.36% service tax) non refundable, towards malba clearance/road repair/stacking charges.
  • Along with the application , plot owners will have to submit an undertaking on a non judicial stamp paper of Rs.100/- , duly attested by notary public, undertaking to dispose of the malba excavated/construction material while constructing on the plot at the designated sites and clear the site .
  • After receipt of the above application along with payment Company will issue necessary possession letter, to be submitted at the site office of the company at 3324, Sector C, Greenfields Colony, Faridabad within 15 days, for taking over possession of the plot.

How to obtain water and sewer connection

After registration of conveyance deed/sale deed , every flat/floor owner can approach the company’s site office at 3324, Sector C, Greenfields for obtaining water/sewer connections for their flats/floors. The following documents are required to be submitted along with the application :

  1. Possession letter issued by the Company.
  2. Copy of sanction letter of building plan from the MCF/HUDA,Faridabad/Sale deed/GPA/electric connection issued by DHBVN Faridabad.
  3. No due certificate from Head Office, F-32, Connaught Place, New Delhi-110 001 against the plots.
  4. Copy of PAN Card/Driving licence, address proof.
